Steps to how we work

Design Stage

We produce the architectural and structural drawings for your project, and the MEP drawings where the project calls for them.

From those drawings, we prepare your Bill of Quantities.

Every material and item measured off the actual design and priced at current market rates.

That means the figure you get is your project's real cost, not a per-square-metre estimate.

Approval Stage

Packages 2 and 3 include the county submission. We lodge your drawings, handle any comments, and stay with the file until it's through.

Note: County approval fees are separate from our design fee and paid by you directly. We'll confirm the figure for your county before we submit.

Construction Stage

With approval in hand, we move to site and build, from foundation to finishes.

We build to the drawings and budget you already signed off, so the house that goes up is the one you saw in 3D, at the cost you were quoted.

What do you get during design stage?

A draft layout within a week of your deposit
A detailed architectural drawing of every space in your project
3D exterior stills showing how the finished building will look

structural drawings

If you're building upwards, e.g. a maisonette, an apartment block, or rental units, your project needs structural drawings.

Foundation design: footings sized to your soil conditions, not a generic assumption
Columns and beams: positions, sizes, and steel reinforcement for every one
Slab details: floor and roof slabs with reinforcement layouts
Staircase design where your project has one

bill of quantities

A traditional BoQ leaves room for provisional sums and estimated quantities, and that's usually where budgets slip.

Ours is measured off finished drawings, item by item. Every material counted and priced before it's ordered, so you know what the project costs and your site team has a list they can be held to.
